How much does a new roof cost?
Nationally, a new roof cost runs $5,700 to $16,000 for most homes, with an average of $10,800. The lowest published figure is $2,700 and the highest $26,800. Those numbers are built around asphalt shingles. Many Scottsdale homes have tile or flat roofs, so read the material table below before you compare.

How much does a roof replacement cost per square foot?
A roof replacement costs $3 to $6 per square foot installed, by the national figures, for a standard shingle roof. Tile is $7 to $25 per square foot: concrete tile $7 to $19 and clay tile $8 to $25. A flat roof is $3 to $11. The square footage is the roof surface, which is larger than the floor area of the house.
Is a roof priced by the square footage of my house?
No. A roof is priced by the area of the roof, not by the square footage of the house. The roof is the larger number, because of overhangs and slope. HomeGuide's table pairs an 1,800 square foot house with about 2,010 square feet of roof. An attached garage and a covered patio add more again. Ask each roofer how many squares they measured. If two roofers measured different areas, their prices will differ before any other choice is made.
What is a roofing square?
A roofing square is 100 square feet of roof. Roofers measure and price by the square, so a 2,200 square foot roof is 22 squares. The national figure for a replacement is $300 to $600 per square. Ask whether a quote is per square or for the whole job, and how many squares the roofer measured.
How much does a roof cost for a 1,500 or 2,000 square foot house?
By the national table, a new roof for a 1,500 square foot house costs $5,000 to $10,100 and for a 2,000 square foot house $6,700 to $13,400. This table goes by the floor area of the house, with the roof area in brackets.

A tile roof on the same house costs more. The published tile ranges are $10,500 to $37,500 for a 1,500 square foot roof and $14,000 to $50,000 for a 2,000 square foot roof. Those two go by roof area, not house area.
How much does it cost to tear off the old roof, and how much extra for two layers?
Tear-off alone costs $1 to $3 per square foot nationally for asphalt shingles and metal, $2 to $5 for tile and slate, and $1 to $2 for flat roofs. A full tear-off and replacement is $3 to $6 per square foot of roof, so a 2,000 square foot roof comes to $6,000 to $12,000. That table goes by roof area. On many Scottsdale tile roofs the tile is lifted, stacked and put back, not thrown away, which is priced differently from a tear-off. Two layers of old shingles cost more to remove than one, because there is twice as much to strip, carry and dump. HomeGuide publishes no figure for that upcharge, so we give no number. It is priced after an inspection.
How much does new plywood or decking add to the cost?
Replacing roof decking costs $2 to $5 per square foot installed, by the national figures, or $2,400 to $8,600 on average when a large area is done. Most roofs need only a few sheets. Plywood is $16 to $64 per sheet and OSB $9 to $60 for the material. Ask for a price per sheet in the quote, so the cost is agreed before anyone finds soft wood.
How much does a tile roof cost, and what does new underlayment under tile cost?
A new tile roof costs $7 to $25 per square foot installed nationally, or $10,500 to $62,500 for a roof of 1,500 to 2,500 square feet. That is for new tile. Many Scottsdale tile roofs do not need new tile. They need the worn underlayment replaced and the same tile relaid. HomeGuide publishes $1,100 to $9,000 for underlayment replacement on a tile roof. How much does a metal roof cost compared with shingles?
A metal roof costs $5 to $16 per square foot installed, against $3 to $5 for asphalt shingles, by the national figures. Corrugated panels are $5 to $12, standing seam $9 to $16 and metal shingles $6 to $14. For a 2,000 square foot roof that is $10,000 to $32,000 in metal and $6,000 to $10,000 in asphalt shingles.
How much does a flat roof cost to replace?
A flat roof costs $3 to $11 per square foot to replace nationally, or $4,000 to $16,800 for a typical job. The material matters.

Why are my roof quotes so far apart?
Roof quotes land far apart because they describe different jobs. On a Scottsdale tile roof the big differences are the type and number of layers of underlayment, whether flashing and valley metal are replaced or reused, how many broken tiles are allowed for, and what happens if the deck is damaged. On a flat roof, one roofer may be quoting a re-coat and another a full replacement. Line the quotes up item by item before you look at the totals.
How do I know if a roof quote is fair?
A roof quote is fair when you can read exactly what you get and the price sits in a sensible place against the others. Check that it names the material, the underlayment, the flashing, the tear-off or tile handling, disposal, permit and clean-up. A quote far below the rest usually leaves something out. A quote inside the national range is not proof it is fair, and one outside it is not proof it is wrong.
What should a roof estimate include?
- The roof area in squares and which sections are covered
- Tear-off, or for tile, lift and relay with an allowance for broken tiles
- The underlayment product and number of layers
- Flashing, valleys, pipe boots, drip edge and vents: new or reused
- A price per sheet for replacing damaged decking
- Permit, disposal and clean-up
- Start date, expected length and payment schedule
- The workmanship warranty and the material warranty, in writing
Arizona law, A.R.S. 32-1158, sets minimum contents for a contract over $1,000, including the contractor's name, address and licence number, the estimated completion date, a description of the work, the total price with taxes, and the amount of any deposit and progress payments.
Can I finance a new roof?
Ask us when we quote. We do not publish financing terms, and we will not promise them here. Homeowners commonly pay for a roof with savings, a home equity loan or line from their bank, or a lender that works with contractors. Compare the interest rate and total cost of any loan with what your own bank offers before you sign.
The roofer says the price may go up once the old roof is off. Is that normal?
Yes, within limits. Nobody can see the wood deck until the old roof is off, or on a tile roof until the tile and underlayment are lifted. A fair contract handles this with a unit price agreed in advance, such as a price per sheet of decking, and a rule that you are shown photos and approve extra work before it is done. An open-ended clause with no unit price is the thing to push back on.
How much do gutters cost?
Gutters cost $12 to $25 per linear foot installed, by the national figures, or $2,200 to $5,000 for an average home. Seamless gutters are published separately at $6 to $20 per linear foot. Many Scottsdale homes have no gutters at all, so this is often an add-on over doors, patios and walkways only.
Does the pitch or steepness of the roof change the price?
Yes. A steep roof costs more than a low one over the same house. There is more surface to cover, the crew moves slower and needs more safety gear, and tile and bundles are harder to stage. HomeGuide publishes no figure for a pitch upcharge, so we give no number. Most tile roofs in Scottsdale have a moderate pitch that can be worked on foot. Steep sections and two-storey edges are priced once we have seen them.
How much should a roofer charge for labor?
Roofing labor cost is published at $2.00 to $3.50 per square foot for shingles, or $200 to $350 per square. Tile labor is $500 to $1,700 per square, metal $400 to $800 and flat roofs $200 to $450. These are national figures published by HomeGuide for 2026, not our rates. Tile labor is high because every piece is heavy and set by hand. Most roofers price the whole job and do not bill labor by the hour, so compare totals for the same scope.
I have three quotes for the same house: $11,500, $16,800 and $24,000. Which one is right?
You cannot tell from the totals. The top quote is $12,500 above the bottom one, more than double. A gap that wide nearly always means three different jobs, not three prices for one job. For each quote, write down the squares measured, the underlayment product and number of layers, whether flashing is new or reused, the broken tile allowance, the decking price per sheet, the permit and the warranty. Ask the $11,500 roofer what is left out and the $24,000 roofer what is added. Only when all three describe the same work do the numbers mean anything, and the $16,800 middle quote is not the safe choice by default.
Is $13,500 a good price for a new roof on an 1,800 square foot ranch?
It depends on what goes on the roof. HomeGuide's national range for an 1,800 square foot house, which it pairs with about 2,010 square feet of roof, is $6,000 to $12,000. That range is built around asphalt shingles, so $13,500 sits $1,500 above the top of it for a shingle roof. For new tile it would be low: at the published minimum of $7 per square foot, 2,010 square feet comes to about $14,000. A national range cannot judge a local quote. Ask what the $13,500 includes, line by line, and get a second written quote for the same scope.
Should I take the lowest estimate, and does a higher price mean a better job?
No to both. The lowest estimate is often the one that reuses old flashing, uses one layer of thin underlayment or leaves decking and broken tile as extras. A higher price does not prove better work either. It can reflect a larger company's overhead or a sales commission. Choose on scope first: the same materials and the same work in every quote. Then weigh the licence record at the Registrar of Contractors, the written workmanship warranty and how clearly the roofer showed you your own roof in photos.
