Tile is the roof most people picture in Scottsdale. Concrete tile covers most houses built since the 1970s, and clay tile tops many custom and Spanish-style homes. The tile itself is tough. It shrugs off sun and heat that wear out other materials. But tile is not what keeps the rain out. Water gets past tile in every hard storm, and the underlayment beneath it carries that water down to the eave. That hidden layer is where tile roofs here fail.
Desert heat bakes underlayment until it turns brittle and cracks, often while the tile above still looks fine. The usual fix is called a lift and relay, or re-felt. We take the tile off, remove the old underlayment, repair any damaged wood deck, renew the flashing, lay new underlayment and put the tile back. Broken tiles are replaced. Matching an older profile or colour is not always possible, so we tell you what is available before work starts.
Smaller tile repairs are common too: slipped tiles at the eave, cracked tiles from foot traffic, loose ridge and hip caps after monsoon wind, and leaks in valleys packed with debris. We also replace tile roofs outright when the tile itself has reached the end. Tile is heavy, so a house that has never carried it needs its framing checked first. Many Scottsdale neighbourhoods have an association that controls tile type and colour, so check your rules before choosing.

Can you reuse my existing tiles?
Often, yes. In a lift and relay, sound tiles go back on over new underlayment and only broken ones are replaced.
Can I walk on my tile roof?
It is better not to. Tiles crack under weight in the wrong spot, and a cracked tile exposes the underlayment to the sun.
