Below are the questions Scottsdale homeowners and building owners ask us most. The short answers are here, and our guides go deeper on cost, tile underlayment, flat roofs, permits and insurance. Roofing in the desert has its own rules, so some answers differ from what you may read elsewhere. Call or text (480) 442-0926 with anything we missed.
How much does a new roof cost in Scottsdale?
By national figures published by HomeGuide for 2026, a roof replacement costs $5,700 to $16,000 on average, and tile runs $7 to $25 per square foot installed. Those are not our quotes. Roof type, size and the state of the underlayment and deck set your price, and we give it in writing after a free inspection.
My tile roof looks fine. Why does it leak?
The underlayment under the tile has probably worn out. Tile sheds most of the rain, but the layer below does the waterproofing, and desert heat ages it first. The usual fix is to lift the tile, replace the underlayment and relay the same tile.
Do I need a permit to re-roof in Scottsdale?
The City of Scottsdale says re-roofing with the same roofing material does not need a permit. A permit is required if roof sheathing or framing is repaired or replaced. We check the rule for your job.
Can a roofer waive my insurance deductible in Arizona?
No. Under A.R.S. 32-1158.02 a contractor may not pay, promise to pay or rebate the deductible on a residential roofing job paid from insurance proceeds.
Can my foam or flat roof be re-coated instead of replaced?
Often, yes, if the foam or membrane below is dry and well attached. Coating will not fix wet insulation or failed seams. We inspect it and tell you which case you have.
How do I check a roofer's licence in Arizona?
Search the contractor on the Arizona Registrar of Contractors website, roc.az.gov. It shows whether the licence is active and any complaint history. The Scottsdale Roofing Company is licensed and insured.
Can you repair my roof or does it need replacing?
Many leaks can be repaired. We inspect the roof, show you photos of what we find and tell you honestly which makes more sense.
How long does a roof replacement take?
Most homes take 1-3 days. Larger or flat commercial roofs take longer. Weather can move the schedule.
Do you work on flat roofs?
Yes. We install and repair TPO, PVC, EPDM, modified bitumen and built-up roof systems.
Do you offer emergency leak repair?
Call us. We do our best to get a crew out quickly to stop the leak and protect the building.
